White Star Logistics, a joint venture of White Star Real Estate and Bain Capital Credit, begins the construction of a target number of nearly 55,000 sq m. m2 of the logistics center in Raszyn. As part of the investment, the commercialization of which began at the beginning of the year, 3 buildings will be built in stages.
As part of the project, hall A with an area of 25,394 m2, Hall B with an area of 18,077 m2 and a slightly smaller Hall C with an area of 11,455 m2 will be built. As the developer declares - the minimum module that can be created is approximately 1,200 m2.
“Our new investment is located just 14 km from the Palace of Culture and Science, i.e. the very center of Warsaw, which will be important for dynamically developing logistics and e-commerce companies. Thanks to its location, Raszyn is a very popular logistic center in the south-western suburbs of Warsaw, where warehouse investments have been continuously developed for many years. Our team knows this market and its advantages very well, so we count on a quick commercialization of the entire project” says Bartosz Szewczyk, Managing Partner at White Star Real Estate.
The logistics park in Raszyn, which is being implemented by White Star Logistics, is located directly at the S8 junction and a short distance from the A2 motorway, and the S2 route, which is part of the Southern Bypass of Warsaw, which is nearing completion. Another advantage of the investment is the systematic implementation of the next stages of the S7 route, which should further facilitate communication with the Frederic Chopin.
“Our investment in Raszyn arouses great interest among potential tenants. We are conducting talks, which should soon result in signing the first contracts. Building B, which is centrally located on the park's plans, will probably be the first to be commercialized, which will provide us with the greatest flexibility in the implementation of the next stages. We have a team with many years of experience in such projects and we want to optimally use the advantages of our investment to ensure maximum comfort and good conditions for our future tenants ”- adds Urszula Rasmussen, Head of Industrial Leasing at White Star Real Estate.
The logistics center in Raszyn will combine BIG BOX areas and small modules typical for city logistics and production (SBU - Small Business Unit), in which office facilities will be a significant part. In addition to the standard parameters, characteristic of A-class warehouse space, the center will be equipped with, among others, modern LED lighting, charging stations for electric cars and, like every investment carried out by White Star Logistics, will have a BREEAM certificate at the level of at least very good.
The strategy of White Star Logistics assumes the creation of a network of modern logistics centers in the most desirable locations in Poland, and in the first 3 years, as part of a joint venture between White Star Real Estate and Bain Capital Credit, it intends to implement eight to ten warehouse projects in Poland with a total target area of over 500,000 sq m. m2. The budget of these projects is to amount to EUR 350 million.
