White Star Logistics, a joint venture of White Star Real Estate and Bain Capital Credit, is preparing another investment. This time it will not be a typical logistics building, but an industrial and logistics park focused on the needs of light production and located in a highly urbanized part of Toruń. This is another investment announced by the developer in recent months, after Raszyn and Nowy Konik near Warsaw.
The new industrial and logistics center will be built in the eastern part of Toruń in the immediate vicinity of the S10 expressway, which is being gradually modernized. The investment will be implemented in two stages: the first of the halls will have an area of 27,186 sq m., and hall B - 21,426 sq m., i.e. a total of almost 50,000 sq m.
“Toruń is developing very quickly and the city's advantage is certainly the access to qualified employees. Local authorities created Toruń's-East investment and logistics zone, in which several large logistics operators are already operating and production projects are being developed. When creating our projects, we want to focus on both mature markets and those with the greatest development prospects, hence the decision to invest in Toruń. This region has a chance to soon become one of the key locations for business, especially as the cooperation with local administration makes the region an attractive place for this type of initiatives”- says Bartosz Szewczyk, Managing Partner w White Star Real Estate.
The investment's advantage is its excellent location, which provides employees with efficient access to the site, which is crucial for tenants of similar facilities. The area is well connected with the city - there are tram and bus stops nearby, as well as production facilities for many industries. On the other hand, the A1 motorway junction is located approx. 4 km from the park.
Toruń is the link between Northern and Central Poland. In addition, the most important advantages of the city and the region include also strong industrialization, a large number of highly qualified employees, a significant supply of graduates and students, as well as high economic activity. Toruń, along with the oldest, largest and best public university in northern Poland, i.e. the Nicolaus Copernicus University, place the city at the forefront of academic centers, which translates into one of the highest rates in Poland in terms of the number of students and graduates supplying the labor market. Toruń has a population of 176.7 thousand inhabitants, and almost 30% of Toruń residents, aged 25-29, have higher education.
As in the case of investments in Raszyn and Nowy Konik, the logistics park in Toruń will combine BIG BOX spaces and small modules typical for logistics and municipal production (SBU - Small Business Unit, in which a significant part will be office facilities).
“We are seeing a steadily growing demand for warehouse and production space, especially in urban and suburban locations. We want the White Star Logistics platform to stand out with thoughtful locations that are well connected with expressways and highways, but which can also be easily reached by employees by public transport. We also focus on ecological solutions: photovoltaic panels, systems enabling the reuse of water and reducing electricity consumption, and electric vehicle charging stations”- adds Bartosz Szewczyk.
The strategy of White Star Logistics assumes the creation of a network of modern logistics centers in the most desirable places in Poland. All buildings constructed as part of the project will have environmental certificates in the BREEAM system at the level of at least very good. In the first 3 years, White Star Logistics intends to implement eight warehouse projects in Poland with a total target area of over 500,000 sq m. m2. The budget of these projects is to amount to EUR 350 million.
